Record Maintenance
The following items should be kept in each job file:
- Contract with homeowners, including change orders and any correspondence
- Copy of the architectural plans
- Copy of building permit
- Copy of warranty registration and warranty (if applicable)
- A list of subcontractors and their contact information
- Contracts with subs
- A copy of each subcontractor's insurance certificate (particularly
when our insured is to be named as an additional insured)
- Copies of any inspection reports
- Copies of invoices from suppliers, distributors & subcontractors
- Copy of the termite bond
- Certificate of occupancy
- Copy of your General Liability declarations pages
Each job file should be treated as though you are going
to court 5 years after issuance of the Certificate of Occupancy
and this file is your only defense!
